Your Step-by-Step Guide to Ensuring a Smooth Sale Part One: Estate Agency
Have you ever considered what is truly involved when selling your home? It is far more than a transaction; it is a significant life-changing decision that often marks the beginning of an exciting new chapter! At Blackwood & Smith, we recognise that selling a property is both a financial and an emotional journey. This is why every stage matters. From accurate pricing and strategic marketing, to managing viewings, negotiations and conveyancing, every stage of the process requires expertise, insight, thoughtful planning and clear confident communication.
Our priority is simple: to make the selling experience as smooth, well-informed and stress-free as possible, whilst ensuring you achieve the very best possible outcome for you.
Here is what you can expect when you choose to sell your property with Blackwood & Smith (Part One):
Step 1: Professional Photography
First impressions count! We will arrange professional, high-quality photography, an immersive detailed walk-through video and striking aerial drone footage ensuring your property is showcased to the market at its absolute best and captures buyers attention from the very first moment.
Expert guidance on presenting your property to stand out in the market:
- Perfect the exterior. The exterior creates the very first impression of your property, so ensure it is neat tidy and well presented. Even a simple refresh can make a significant difference.
- View your property with fresh eyes. Step back and assess your property as though you are seeing it for the first time. Does it feel welcoming? Are there any small improvements that can be made with just a little time and care to elevate its appeal?
- Light it up. Turn on all the lights, even on bright days! This creates a warm and inviting atmosphere for both photography and viewings.
- Remove personal items. Clear away toiletries, clothes, shoes, pet accessories and family photographs. A clean neutral space allows buyers to envision themselves living there themselves.
- Declutter kitchens and bathrooms. Clear kitchen worktops of small appliances, cookbooks, bottles and cleaning products. In bathrooms, ensure bins and toilet brushes are tucked out of sight for a crisp polished finish.
- Tidy the garden and outdoor spaces. Cut the grass, tidy borders and remove any debris from garden areas. Enhancing the external presentation will maximise the impact of outdoor photography.
- Add simple finishing touches. Consider adding a few finishing details such as a bright bouquet of flowers or a colourful fruit bowl to bring warmth and vibrancy to interior shots.
Once we have your photographs and videos, we carefully select the best images and prepare your bespoke marketing materials. These are then sent to you for review and approval prior to launch.
You are, of course, welcome to include any additional images from the professional photography. We want you to feel involved, informed and supported at every stage of the process.
Step 2: Home Report
In Scotland, a Home Report is a legal requirement when marketing a residential property for sale. It provides prospective purchasers with clear, detailed, standardised information from the outset, promoting transparency, building buyer confidence and reducing potential delays and uncertainty during the conveyancing process.
The Home Report is made up of three core parts:
- Single Survey – a detailed assessment carried out by a surveyor detailing the property’s condition and includes a note of its value and any essential repairs.
- Energy Performance Certificate (EPC) – A rating given by the surveyor that reflects the property’s energy efficiency and environmental impact.
- Property Questionnaire – a standard series of questions completed by the seller providing practical factual information that may not be visible to the surveyor during inspection as well as information about any shared areas or responsibilities.
The Home report ensures the property is marketed transparently and professionally from the outset. This might sound daunting, but it is very straight forward, and we are here to guide you through the process.
Step 3: Your Personalised Marketing Plan
Before your property goes live on the market, our Marketing Manager will provide you with a comprehensive, tailored Marketing Plan designed specifically by her for your home. This plan will outline our strategic approach in detail- from targeted social media campaigns and premium online portal exposure, to how we will highlight your property’s unique selling points and suggested pricing strategy. The goal of this is simple, to ensure your property is launched to the market with maximum impact and reaches the right buyers and the right time.
Step 4: Going Live
Once you are satisfied with all aspects of your marketing materials it is time to go live. Your property will be listed on all the major platforms, including:
- Rightmove
- Zoopla
- PrimeLocation
As a Solicitor Estate Agent we can also feature your property on ESPC for enhanced exposure. The ESPC is the leading property search portal in Edinburgh and the surrounding areas and consistently attractsserious buyers. Marketing to this audience is particularly valuable, not only for the volume of quality enquiries but also for its potential to achieve a higher sale price. Particularly where buyers are relocating from higher-value markets such as Edinburgh.
Step 5: Viewings Begin
Once your property is live on the market, requests for the Home Report and viewings will start to arrive. If you have chosen to carry out your own viewings here are some practical tips to help make a positive and memorable impression:
- Declutter and Tidy – clear paperwork into drawers, store children’s toys, make the beds and tidy away laundry to create a clear and inviting space.
- Create a fresh atmosphere – empty bins, open windows to allow natural airflow and consider lighting a subtle candle to make your home feel warm and welcoming.
- Maximise light and comfort – open curtains and blinds to let in natural light, switch on lights, and ensure a comfortable temperature throughout the property.
- Add finishing touches – As with your photography, a simple bouquet of fresh flowers can brighten and energise a room instantly.
From professional high quality marketing to skilled and confident negotiation, every part of our process is designed to deliver the very best results for you.
