Why Property Presentation Matters: Online Appeal and Real World Impact

You only get one chance for a first impression… or do you?

When selling your property, you actually get three! Those three critical opportunities for a first impression are preparation and photography, online presence and viewings. Getting all three right dramatically increases your chances of achieving a successful sale, both in terms of speed and price.

In today’s property market, buyers will encounter a property online long before they ever step through the door. Ensuring each stage of the presentation is strong, consistent and aligned is key to standing out and attracting serious interest.

With first impression number one and number three covered, let’s look more closely at first impression number two and why it is so important.

First Impression Number Two: Photography and Online Presence

From years of experience, we know that getting the photography right is an essential part of the sale process. Our agents are great at property but they are not professional photographers. That is why, to ensure that your property looks its best, we have partnered with an award-winning team to achieve magazine-level property photography and elevated videography.

We know what works and our property marketing approach has been carefully and extensively developed over many years. We invest significant expertise, resources, and creative strategy into producing photography and videography that consistently deliver strong results.

High quality property photography should showcase your property at its very best whilst still setting accurate expectations for in-person viewings. Over-stretched angles and heavily altered images may attract clicks initially but can often lead to disappointment and wasted time later down the line.

Effective online property marketing is never one size fits all. Tailored marketing to suit a property’s style, type, size, layout and key selling points forms the foundation for everything that follows. Our photographers will approach a flat in Edinburgh very differently from a rural house in, say, Innerleithen or West Linton. The flat may benefit most from a greater emphasis on well-composed internal images, while photography for the house might focus more on the garden and its beautiful surroundings. Now the foundation is set and the photography complete, preparation work for launch continues. The online listing is a buyer’s first meaningful interaction with the property so it is vital to get this right. Photography generates initial interest but it is essential that it is supported by an accurate and engaging property description. A clear, well written property description using confident and positive language helps maintain interest and encourages buyers to take the next step. The goal is to showcase key features and benefits in a way that keeps buyers engaged and informed. From our knowledge of the areas in which we sell, we also like to include detail on nearby facilities or local events. Some buyers know a lot about the area they are looking at, but others might be moving from elsewhere and we want to sell them not just on your property but also the reasons why they should move there, whether that is the independent shops and restaurants nearby, the exciting mountain bike trails of the Tweed Valley, the local common riding festivals, or just the vibrant communities that we see in our local towns.

In addition, clear, easy to read and accurately scaled floor plans allow buyers to understand the flow and layout of the property, helping them decide whether it suits their requirements before booking a viewing.

Utilising videography adds another powerful layer to further enhance online marketing allowing potential buyers to explore the property from the comfort of their own home. High quality video content can help filter out casual interest and reduce wasted viewings ensuring those who attend are genuinely interested and engaged with the buying process.

Alignment is Key

It is important that all three first impressions align. If there is a disconnect, there is a risk of breaking the buyer’s trust. Mismatched presentation can lead to disappointment and hesitation. A clean and well presented property gives the impression that the owners care about the property and have maintained it beneath the surface as well as all the superficial areas. When preparation, photography, online advertising and viewings work together, buyers feel more confident.
